Updated October 10, 2026.

We buy houses as-is in Spearfish, Sturgis, Lead, Deadwood, Belle Fourche and the towns around them. You get a written cash offer in 24 to 48 hours, we pay all the closing costs, and most sales close in about 30 days. These towns sit in Lawrence, Meade and Butte counties, all in South Dakota's Fourth Judicial Circuit (SDCL 16-5-1.2), so probate, deeds and property taxes go through a different courthouse than Rapid City's.

Which county is your house in?

It matters more than people expect. Your county decides where the deed is recorded, which Treasurer collects the property taxes, and which courthouse handles probate.

  • Lawrence County: Spearfish, Lead, Deadwood, Whitewood, Central City.
  • Meade County: Sturgis, Piedmont, Summerset, Blackhawk, and part of Box Elder.
  • Butte County: Belle Fourche, Newell.

All three are in the Fourth Judicial Circuit (SDCL 16-5-1.2). The state court system took public comment in summer 2026 on merging the Fourth and Seventh circuits’ administrative structures; no courts had merged.

How old are the houses up here?

Older than in Rapid City, especially in the old mining towns. Share of homes built before 1940, from the Census Bureau’s 2020–2024 American Community Survey estimates:

Town Built before 1940 Median year built
Lead About 64% 1938
Deadwood About 57% 1938
Belle Fourche About 16% 1978
Spearfish About 10% 1992
Sturgis About 9% 1976
Rapid City, for comparison About 7% 1979

A century-old house can be a great house. It’s also the kind a buyer’s inspector writes ten pages about. If yours needs more work than you want to take on, that’s exactly what we buy.

Selling a house in Meade County with back taxes

Second-half property taxes become delinquent November 1 (SDCL 10-21-23). Meade County’s online payment portal won’t take payments on delinquent accounts, so you have to call the Treasurer’s Office, 605-347-5871. The county’s December 2025 notice said it wasn’t selling tax certificates to investors. A tax deed can’t be started until three years after the certificate sale (SDCL 10-25-1). The full timeline is here.

Common reasons people sell

Questions people ask

Where is probate filed for a house in Spearfish, Sturgis or Belle Fourche?

Probate is opened in the county where the person lived at death (SDCL 29A-3-201). Lawrence, Meade and Butte counties are all in the Fourth Judicial Circuit, while Rapid City's Pennington County is in the Seventh (SDCL 16-5-1.2). So a parent who lived in Spearfish has an estate filed in Lawrence County, even if the heirs live in Rapid City.

Does Meade County sell tax certificates to investors?

A South Dakota county can sell tax certificates only if its commissioners pass a resolution allowing it (SDCL 10-23-28.1). Meade County's December 2025 notice said it was "not selling certificates at this time." Call the Meade County Treasurer at 605-347-5871 to ask about this December. More in the property tax guide.

Will you buy an old house in Lead or Deadwood?

Yes. Census estimates put about 64% of Lead's homes and 57% of Deadwood's as built before 1940, and plenty of them need work. Old wiring, steep lots, foundations that have settled for a century: we buy them as-is.
