Town by town
The table above shows the share of homes built before 1940, from the Census Bureau’s 2020–2024 American Community Survey estimates. Here’s what else is worth knowing about each town.
Box Elder
Ellsworth’s town. The base surrounds Box Elder on three sides, and about half the homes are rented, not owned. The city sits in both Pennington and Meade counties, so check your tax bill to see which one you pay. Its housing is among the newest on this list, with a median build year of 2004. Selling in Box Elder, including on PCS orders.
Black Hawk
Blackhawk (the Census spelling) is a census-designated place in Meade County, not an incorporated city, so county offices handle what a city hall would elsewhere. Most of its homes went up after 1940; the median build year is 1985.
Piedmont
Meade County, off I-90 between Rapid City and Sturgis. Median build year 1990, with about 8% of homes built before 1940. Property taxes go to the Meade County Treasurer in Sturgis.
Summerset
The newest housing in Meade County on this list: median build year 2007, and only about 2% built before 1940. A newer house can still need work it isn’t worth doing yourself, like a basement that took water or a rental that got rough treatment.
Sturgis
Meade County’s Treasurer is in town, at 1300 Sherman Street, and about two-thirds of Sturgis homes are owner-occupied, more than in Rapid City. The city rewrote its Rally camping rules for residential lots in 2026. Selling in Sturgis.
Spearfish
Pricier than Rapid City by Zillow’s home value index: a typical home at about $455,600 at the end of August 2026, against about $361,500 in Rapid City. About half the homes are rented, with Black Hills State University in town. Selling in Spearfish.
Belle Fourche
Butte County. the Butte County Treasurer is at 117 5th Ave. in Belle Fourche. Median build year 1978. More in selling in the Northern Hills.
Lead
About 64% of Lead’s homes were built before 1940, the highest share on this list. Old mining-town houses on steep lots: we buy them as-is. More in selling in the Northern Hills.
Deadwood
About 57% of homes built before 1940. The Lawrence County Treasurer is here, at 90 Sherman St., so property taxes for Lead, Spearfish and Whitewood are paid in Deadwood too. More in selling in the Northern Hills.
Whitewood
Lawrence County, between Sturgis and Spearfish on I-90. About 17% of homes built before 1940; median build year 1981.
Hill City
Pennington County, the same county as Rapid City, so the same Treasurer and the same courthouse. Newer than people expect: median build year 1993, about 4% built before 1940. More in selling in the Southern Hills.
Keystone
Also Pennington County. Median build year 1977, about 10% built before 1940. More in selling in the Southern Hills.
Custer
Its own county: the Custer County Treasurer is at 420 Mt. Rushmore Rd. About 20% of homes built before 1940. More in selling in the Southern Hills.
Hot Springs
Fall River County. About 46% of homes built before 1940, among the oldest housing in the southern Black Hills. Back taxes: Fall River County Treasurer, (605) 745-5145. More in selling in the Southern Hills.
New Underwood
Pennington County, east of Rapid City. About a quarter of its homes were built before 1940; median build year 1970. Same Treasurer as Rapid City: 605-394-2163.
Wall
Pennington County, out on the prairie east of the Hills. About 16% of homes built before 1940; median build year 1971. An estate for a Wall house is filed in Pennington County, the same as one in Rapid City.
Which courthouse handles your house?
It depends on the county, not the town. Your county decides where the deed is recorded, which Treasurer collects the property taxes, and where probate and foreclosure happen.

- Butte County (Fourth Circuit): Belle Fourche.

Circuits per SDCL 16-5-1.2. The state court system took public comment in summer 2026 on merging the Fourth and Seventh circuits’ administrative structures; no courts had merged.

Questions people ask
Do you buy houses outside Rapid City?
Yes. Every town on this page, from Belle Fourche to Hot Springs and out to Wall. The offer is the same everywhere: a written cash offer in 24 to 48 hours, we pay all the closing costs, and most sales close in about 30 days.
Who do I call about back property taxes on a house outside Rapid City?
The Treasurer of the county the house is in, not the town. Meade County: 605-347-5871. Lawrence County: (605) 578-1862. Butte County: (605) 892-4456. Custer County: (605) 673-8172. Fall River County: (605) 745-5145. Pennington County: 605-394-2163. The statewide timeline is in our property tax guide.
Where is probate filed for a house in a small Black Hills town?
In the county where the person lived at death (SDCL 29A-3-201), wherever the heirs live now. So a parent who lived in Whitewood has an estate filed in Lawrence County, and one who lived in Wall has it filed in Pennington County. How probate works in South Dakota.
